  • Ponding or saturation in your yard that makes the area unusable and difficult to grow lawn or plants.
  • Pooling in non-porous areas such as driveways, walks or patios.
  • Water entering a basement, crawl space or foundation which can be detrimental to the house structure, make the areas unlivable and also cause mold.
  • Rapid water flow causing erosion and damage around your property.
  • Low lying areas that become a catch basin for water.
  • Poor soil porosity, which can be caused by high clay content, soil compaction or a high water table.

  • Grading to divert the water flow to a different location.
  • Install french drains with underground pipes and stone to disperse the water quickly from the surface.

  • Mechanical drainage such as catch basins with grates and pipes to transport the water away from the problem area.
  • Add plants, large trees and lawn grasses that like wet areas to soak up the water. 
  • Add a thick layer of mulch, sloping away from the house, around the foundation.
  • Build a decorative rock garden to hold the soil and reduce erosion.
  • Change gutter and downspout configuration as well as install piping underground to carry water from downspouts.
